Estimating and Cost Control: 
In order to give our clients a clear understanding of their project cost, we can carry out an estimation service, which involves checking Architectural drawings and other available information (services and structural drawings, specifications etc). We complete a detailed drawing 'take off' and provide a bill of quantities and produce the initial cost plan for your proposed project. During the course of the project we continue to monitor the cost plan through to 'final figures'.
 
Tendering:
We produce and issue the specific tender documentation for each elemental work package. This will be structured in an and easy to understand format to enable the best return of prices from the specialist sub-contractors. All priced returns will be checked and reviewed, with summarised recommendations
for each package.
 
Procurement:
Placement of orders to sub-contractors and suppliers, covering both full labour and materials requirements.
 
Programming:
Project programmes and activity schedules to assist with cash flow forecasting throughout the build process. Our programmes will enable us to effectively monitor and control progress throughout the project duration. We also provide details on procurement lead times to avoid unnecessary delays.
 
Monitoring:
We conduct regular site inspections to monitor the progress of your site team and project.

Main Contractor Route

New Space Projects act as your main contractor to construct your property to your Architects design. This service will include the provision of the full site set up, Site Manager, all attendant labour and Construction activities. Building Control Approval Including payment of plan fees and approved building control officer inspection fees.

Turn-Key Main Contractor Route

New Space Projects will act as your main contractor to construct your property under a Design and build route. We directly employ the necessary consultants following your planning approval, including CDM Consultant, Architect, Services Consultant and Structural Consultant to complete your design and take responsibility for all site activities, including specialist sub-contractors and trades necessary to complete your new home.
